Why Cracked Shingles Need Immediate Attention

Cracking and splitting is a type of asphalt shingle damage that requires immediate attention. It can be one of the more serious roofing problems because the areas beneath cracks may be constantly exposed to moisture. It's easy for water to seep down to the roof deck and cause much worse damage.

Structural damage from leaks is the biggest concern, but it's not the only significant issue you may encounter when there are cracked shingles. Related issues could include:

  • Movement in the roofing structure. Shingles that are splitting could be caused by different rates of movement in the roof trusses and sheathing.
  • Inadequate attic insulation. When there isn't enough insulation in the attic it adds to the thermal stress felt by shingles.
  • Defective shingles. It's possible that the asphalt shingles are defective. If they were installed recently this could be the issue and may be covered by a warranty.
  • Improper roof installation. When a roof isn't installed properly it can cause a number of issues, including cracked or splitting shingles. The cracks may be the only visible signs of bigger issues below the surface.
    Even if just a few shingles are cracked, it's an issue that needs to be taken seriously since it could be an indicator of underlying problems that will get worse.

What to do If You Need to Repair Cracked or Split Shingles . . . and Want to Prevent It From Happening Again

TFortunately, repairing cracked and split asphalt shingles is typically a straightforward process - as long as you catch it quickly. If you are unaware the problem exists or let it go too long the repairs will be more extensive.

Take the following steps to ensure that doesn't happen.


Figure Out the Reason for the Shingle Splitting and Cracking

If your asphalt roof is around 20 years old, the shingles may begin cracking simply because of aging. This is the most obvious cause that's easy to determine based on when the roof was installed. Other issues are more difficult for a property owner to assess, which is why a professional roof inspection is recommended.

A roof inspection can tell you if the cracking and splitting is from:

  • Expansion and contraction that's the result of extreme temperatures if the roofing materials weren't installed correctly. Underlying joints known as expansion joints, are gaps in the roofing that are strategically placed to allow singles to expand and contract without cracking. If they aren't installed, the wrong types of joints are installed or they aren't in the correct place it can cause splitting.
  • Bad weather that caused physical damage from high winds and/or hail. Asphalt shingles can take a beating from hail damage, literally. When there's adverse weather you may only have a few shingles that are actually cracked or the damage could be widespread.
  • Wear and tear over time is one of the most common reasons for cracking. Every roofing material has an expected life span. As an asphalt roof reaches the end of its life it will begin to show the wear and tear. The shingles will also lose some of the chemicals that make them flexible and resistant to cracking.

Weigh the Repair Options

No matter what's behind the cracking, the issue needs to be addressed. There are several solutions that roofers can offer to correct cracking shingles:


Roofing Sealant

Minor cracks or cracks in just a few shingles can be filled in with a roofing sealant. A thick layer will be needed to fully fill in the cracks. It's best practice to follow up with a second coat of sealant to ensure there's an adequate waterproof seal.


Replace the Cracked Shingles

If the cracking is limited to just a few shingles that sustained physical damage you may choose to go ahead and replace them rather than seal them.


Replace the Entire Roof

If the cracking is caused by age, then it's possibly time for a new roof. This is also an option if your roofing sustained substantial storm damage that caused cracks in shingles all over the roof.


Invest in Regular Roof Maintenance

It can be hard to tell if shingles are cracked from the ground, and that could leave your roofing susceptible to much more damage the longer it goes unnoticed.
