It may seem like the soffit and fascia are just there for show, but they're actually vital components of the roof eaves that serve multiple purposes. They protect the structure from moisture damage, keep pests out and help ensure proper ventilation. But that's only possible, if the soffit and fascia boards aren't damaged.

Common Causes of Soffit and Fascia Damage

The soffit and fascia are protective roofing components along the roof's edge that can be more prone to damage, especially from excess moisture. They work together to keep rainwater away from a home's foundation and exterior walls to prevent water damage in those areas. The roofing system is designed to reduce moisture buildup along the roof edge as well, but it's still a common problem that can happen for a number of reasons.

  • Clogged Gutters

    The gutter system is directly connected to fascia boards so anytime there's an issue with the gutters it can quickly become a problem that causes fascia damage. The main problem is moisture damage from water that isn't draining through the gutters properly. Water logged debris in the gutters can also create excessive moisture.
    The gutters need to be cleaned out regularly to prevent debris from building up. You can also install gutter guards to keep most of the debris out, however the gutter system still needs to be inspected regularly to look for loose connections and drainage issues.

  • Improper Soffit and Fascia Installation

    Hiring a roofing contractor that knows what they are doing is crucial for the longevity of the roofing structure. Just about any issue with the roofing system could be caused by improper installation. With soffits and fascia, if the wrong fasteners are used and the boards aren't put securely in place they are more likely to come loose and increase the chance of damage from water and pests.
    Other installation issues that can cause fascia board and soffit damage include an inadequate slope or roof pitch, using low quality materials, improper eave design and improperly installed gutters.

  • Inadequate Air Circulation and Ventilation

    If you have a damaged soffit this is a sign there could be ventilation problems in the attic. When that's the case, that damage is usually due to trapped air that's causing condensation to form on the soffits and sometimes the fascia boards.
    You'll likely need to install soffit vents and/or ridge vents to improve the air circulation. The higher the humidity is in your area the more attic ventilation is needed.

  • Inadequate Insulation

    A related issue is inadequate insulation, which can also cause condensation to form on the soffit and fascia boards. When there isn't enough insulation the temperature in the attic isn't well regulated. The swings in hot to cold or cold to hot will lead to excess moisture in the cool area of the roof eaves.
    Fortunately, improving the insulation makes your home more comfortable and increases energy efficiency while protecting against issues like wood rot along the eaves.

  • Inadequate Maintenance

    The soffits and fascia boards need regular maintenance more so than some other parts of the roofing system. Exterior paint helps to protect against soffit and fascia damage, so if you see peeling paint it's a sure sign maintenance is needed to prevent further damage. Mold growth and mildew are also indicators that maintenance measures need to be taken ASAP.

  • Pests and Insect Infestations

    The soffit and fascia are hot spots for pests and insects. Pests often find weaknesses in the structure around the soffits and fascia that provide access into the attic space, and eaves are common places for insect nests. Both can cause serious damage that will only lead to more pests and insect problems if it goes unaddressed.
    Regular inspections and roof maintenance will help you catch issues that make it easier for pests to get inside. It's also an opportunity to look for both issues before they become a full blown infestation that causes structural damage.
