Here's Why Every Home and Commercial Building Needs Adequate Drainage

Few things matter more in roofing than drainage. How the roof drains directly impacts the structural integrity and lifespan of roofing materials. Not to mention the need for roof repair. When there are drainage system issues it can also lead to a lot of other problems that need to be addressed or the water damage can spread further.

Problems That Can Occur If a Roof Has Poor Drainage

All roofs on every home or commercial property need proper drainage, but flat roofs in particular need solid roof drainage systems. Because of the minimal slope, there is going to be a higher likelihood of issues with excess moisture on the roof surface.

No matter what type of property you have, serious issues can happen when the roof doesn't drain properly, including:

  • Material Degradation From Standing Water

You don't want water sitting on the roof because it will degrade the roofing materials increasing the chance of defects. Standing water can also cause the roof to sag, which requires extensive repair.

  • Leaks

The biggest problem with improper drainage is the increased risk of roof leaks that can create serious water damage. When water is pooling on the roof instead of flowing off it can seep down through cracks, holes and tears in the roofing materials. And as noted above, those things are more likely if there's standing water on the roof degrading the material.

  • Blistering

Roof blistering is another problem that is more likely when there's standing water. Roof blisters form due to trapped moisture and air. Blisters are cosmetic defects that can turn into a bigger problem if they disturb the roof surface.

  • Algae, Moss or Mold Growth

Algae, moss and mold growth is only possible if there's excess moisture on the roof. It's actually a symptom of drainage problems that can make matters worse. A roof's ability to drain water away is significantly impaired by the presence of algae, moss or mold growing on it. The more algae, moss and mold grows the more water accumulates around it.

  • Wood Rot

The fascia and soffit portion of the roof system can experience wood rot if water isn't draining properly, especially if there's a gutter system where moisture is collecting.

What Causes Roof Drainage Problems

All the issues above can be the result of one or more of the common roof drainage problems below:

  • Improper Slope

If the slope of the roof isn't correct it won't drain properly. The lower the pitch is, the more important it is to get the slope right for drainage purposes. For example, a flat roof system isn't perfectly flat. There should be a slight slope and an excellent drainage system to keep water from pooling on the surface.

  • Clogged Drains and Gutters

The gutters and drains are designed to help water flow off the roof and away from the structure. If any part of the gutter system is damaged or clogged up with debris water will back up on the roof instead of draining away from the structure.

  • No Drainage System

If there's currently no drainage system at all that could be the main issue. Some roofing systems in certain climates really need gutters and drains to ensure that water flows away from the roof and building. This is just as important for the structure's foundation as it is for the roof.

  • Debris Buildup

If there are tree branches hanging over the roof it can cause debris to build up on the roof where it could trap moisture. It can also lead to other issues like the gutter system clogging up and mold or algae growth.

  • Uneven Roof Installation

If you notice standing water in certain spots it could be because the roof surface is uneven. When a roof is installed the roofing needs to be perfectly even or water can collect.

How to Make Your Roof Drain Better

Proper drainage is crucial for any type of roofing system. It's a problem that can't be ignored and needs to be handled immediately because the damaging effects will only get worse.

Have Roofing Professional Perform an Inspection

You need to know the source of the problem and the extent of the current damage on the roof and below it. The first thing to do is connect with a professional roofer that knows how to evaluate drainage systems and will do a thorough inspection of the entire roofing system.

Make the Necessary Repairs ASAP

Any roofing problems that are related to water should be fixed as soon as possible to avoid further damage that can impact more than the roof. After the inspection the roofer should provide a detailed report that outlines the causes and the solution for improving drainage.

Make Roof Maintenance a Priority

Maintenance is key to avoid further problems after the repairs are made. Make it a point to clean the gutters regularly, clean the roof as needed, trim back vegetation and get an annual roof inspection to correct problems before they impact the drainage system.

"I got three inspections and decided to use LOA Construction for a new roof. LOA’s Dan Harvey worked with my insurance inspector to make sure all the hail/wind damage was accounted for, gave us a good choice of shingle colors, and was great at communicating. The workers did quality work, found and repaired rotted wood and cleaned up. Highly recommend!"

"Brandon at LOA construction made replacement of our roof very easy. He was the only roofing contractor that I could find that would work directly with our insurance company. They showed up on time and made the whole process very easy. And we have a great looking high quality roof! I Would definitely recommend them to anyone looking for a new roof. Give them a call if you need a roof or think you might have wind or hail damage. I had several other bids that were higher cost and didn't think our insurance would cover it. Our insurance did cover it, I think they were just unwilling to work with the insurance company. Not Brandon, not only was he will to work with our insurance he met with the adjuster and made the whole thing a breeze. Thanks again LOA and Brandon!!!!"

LOA Construction has exceeded my expectations again. This is the second roof installation with them and I couldn't be happier. Specifically, Tyler Griffiths is professional, attentive, and made the entire process of working with my insurance company effortless. My tenant sent a glowing account of their experience as well. Knowing it was a rental, they still diligently protected all property and plants. They were on time every time and went out of their way to not inconvenience the residents. LOA Construction has integrity and takes pride in their work. I couldn't recommend them more.

As a first time home owner with no experience in how to make claims and start the process of getting a new roof I was scared to the point of avoiding what needed to get done after the bad hail storm. August Walker did an amazing job walking me through each step along the way. He answered all my questions and calmed my concerns. They inspected my roof and drove from Austin to Belton just to be there with the ins inspector, and followed up with me in person after the roof was installed. He also made a special trip back to drop off samples! I’m grateful to August and LOA construction for being highly professional and friendly!
