What to Do When Roof Shingles or Tiles Start to Slip

Shingles and tiles are designed to link together to create a waterproof outer layer for the roofing system. But every now and then shingles can start to slip and slide. You may notice it on the roof first, or you may have discovered a leak on the inside that tips you off to the problem.

Regardless of how it happened, you'll need to repair shingles and tiles if they are sliding out of place, or you'll have more damage to deal with. Here's what we recommend that you do to get the problem resolved quickly.

Why Asphalt Shingles Slip and Slide

Slipping and sliding is never something you want to see up on your roof. It's something you'll want to investigate further since things are literally out of place. The problem could be isolated to a few roof shingles or tiles, but it could also be the first sign that you have a bigger roofing issue.

Here are a few of the most common reasons why tiles and shingles slide around on the roof.

  • Incorrect Installation

Many roof issues can come down to improper installation. Often the signs of improper installation show up in the shingles or tiles first even if the problem didn't originate there.

  • Improper Underlayment

It may not have been the installation but rather the wrong materials that lead to slipping and sliding problems. When the wrong underlayment is used the tiles or shingles on top of it won't lie in place like they should.

  • Damaged Wood Under the Roof Tiles

Fixing a tile roof may require going below the surface. Roof tiles are secured to the wood battens on the roof deck. When the wood deteriorates and weakens the tiles can become loose and slip around. This is one of the more serious causes of the problem, because you'll need to address the damaged wood underneath as well.

  • Broken Tiles or Shingle Damage

Damaged shingles and broken tiles can end up slipping and sliding around. When this is the case, the problem is usually limited to just a loose shingle or two rather than widespread roof damage.

  • Corroded Nails and Fasteners

When the fasteners that hold the roof shingles or tiles in place fail, that's when slipping and sliding begins. This is one of the most common reasons for slipping, especially if you have roof tiles that require special nails to stay in place. The roofing nails are exposed to the elements and can corrode over time. Without regular maintenance inspections this problem will go unnoticed until shingles and tiles begin slipping.

  • Strong Winds

High winds always have the possibility of pulling up shingles and tiles, which causes them to come loose. If your roofing was fine before high winds blew through but now tiles are sliding around you may have wind damage.

  • Loose Flashing

The flashing that's placed under the roof shingles or tiles can come loose, which will lead to other issues with the layers above and below it. When there are also leaks where the flashing is placed or you can see that the flashing is out of place there's a good chance this is the cause for the sliding tiles or shingles.

What to do If Loose Shingles or Tiles Are Sliding Out of Place

Because loose roof tiles or shingles that are slipping around can compromise the structural integrity of the roof, it's a problem that you're going to want to get checked out right away. Here are the steps that we recommend homeowners take if they think slipping and sliding is the issue.

  • Check Your Warranties

The first thing you'll want to do is check the warranty for your roofing materials as well as any workmanship warranty you received from the roofer. If the roof tiles or shingles prematurely failed or were installed improperly the repairs may be covered.

  • Check Your Insurance Policy If There Was a Wind Storm

If the slipping started after a strong wind blew through you may be able to get the damage repaired through your property insurance. Check your policy to see if storm and wind damage is covered before reaching out to file a claim.

  • Call a Roofing Contractor

A professional roofer will be able to fully assess the situation. Choose expert roofers that have experience with your type of roofing system since correct installation is critical for avoiding further damage.

  • Conduct a Roof Inspection to Find the Cause

An inspection by the roofer will reveal the underlying cause for the slipping and sliding roof tiles or shingles. Once the inspection is done the roofer should provide a report that shows the roofing issues along with the necessary repairs and an estimate for the work. If you need to make an insurance claim a professional inspection report will be required.

  • Make the Roof Repairs

Once you know the cause of the slipping and sliding you can get the roof repaired. It could be as easy as replacing a damaged shingle or using roofing cement to secure everything in place. However, if the roofing system was installed incorrectly or there's damage to the wood below more extensive repairs will likely be needed.

"I got three inspections and decided to use LOA Construction for a new roof. LOA’s Dan Harvey worked with my insurance inspector to make sure all the hail/wind damage was accounted for, gave us a good choice of shingle colors, and was great at communicating. The workers did quality work, found and repaired rotted wood and cleaned up. Highly recommend!"

"Brandon at LOA construction made replacement of our roof very easy. He was the only roofing contractor that I could find that would work directly with our insurance company. They showed up on time and made the whole process very easy. And we have a great looking high quality roof! I Would definitely recommend them to anyone looking for a new roof. Give them a call if you need a roof or think you might have wind or hail damage. I had several other bids that were higher cost and didn't think our insurance would cover it. Our insurance did cover it, I think they were just unwilling to work with the insurance company. Not Brandon, not only was he will to work with our insurance he met with the adjuster and made the whole thing a breeze. Thanks again LOA and Brandon!!!!"

LOA Construction has exceeded my expectations again. This is the second roof installation with them and I couldn't be happier. Specifically, Tyler Griffiths is professional, attentive, and made the entire process of working with my insurance company effortless. My tenant sent a glowing account of their experience as well. Knowing it was a rental, they still diligently protected all property and plants. They were on time every time and went out of their way to not inconvenience the residents. LOA Construction has integrity and takes pride in their work. I couldn't recommend them more.

As a first time home owner with no experience in how to make claims and start the process of getting a new roof I was scared to the point of avoiding what needed to get done after the bad hail storm. August Walker did an amazing job walking me through each step along the way. He answered all my questions and calmed my concerns. They inspected my roof and drove from Austin to Belton just to be there with the ins inspector, and followed up with me in person after the roof was installed. He also made a special trip back to drop off samples! I’m grateful to August and LOA construction for being highly professional and friendly!
